This was another roller coaster ride. When I first saw the home I knew it had magic… but my clients needed a little help to stage the home to its fullest potential. I brought my “A” team to the table and the sellers proceeded to execute our every suggestion for improvements and staging. I estimate the sellers increased their probable sales price by $100,000 by trusting my crew and investing wisely.
A note to all that saw the home. This is the first time in 27 years that I have sold a home before I had completed my full marketing plan. Most agents (in this area) know I want at least one public open house before responding to offers. However, an experienced and very knowledgeable agent submitted an offer with a credible external deadline. If my clients did not respond by a certain date (a date well before the public open house) we were confident this buyer would not be around.
I was still able to bring 4 additional offers (from other Realtors and their clients) to the negotiation table within this new timeframe. One offer was substantially higher than the accepted offer. This is an instance where “all cash” made a huge difference to the seller. It doesn’t always. After all, an all cash deal makes no difference to the seller’s bottom line. In this case, however, the bottom line was not the only important factor to my client. The peace of mind and knowledge that this deal had the highest chance of closing without drama was the most important factor.
